Senior QS / Commercial Lead / Commercial Manager – Major Mixed-Use Development

Location: Midlands
Salary: £80,000–£110,000 + comprehensive package

The Opportunity:
A leading main contractor-developer is seeking an experienced and driven Senior QS, Commercial Lead, or Commercial Manager to join their commercial team on a landmark mixed-use scheme in the Midlands. The development comprises 500+ residential units, commercial offices, leisure facilities, and retail space, with a total project value in excess of £200m. You will play a key commercial role in delivering this high-profile project, supporting pre-construction and construction phase activities, and shaping overall project commercial strateg

Key Responsibilities:

• Manage all commercial and cost-related aspects of the project
• Prepare cost plans, forecasts, and financial reports
• Lead procurement and contract administration
• Manage subcontractor packages through to final account
• Identify commercial risks and advise on mitigation strategies
• Support commercial governance and reporting processes
• Build strong relationships with internal teams, consultants, and stakeholders
• Provide guidance and leadership to junior members of the commercial team

Requirements:

• Proven experience as a Senior QS, Commercial Lead, or Commercial Manager on large-scale residential or mixed-use developments
• Experience across the full project lifecycle
• Ability to manage complex packages and high-value scopes
• Strong commercial awareness, communication, and leadership skills
• Main contractor or developer background preferred
