O’Neill & Brennan are currently recruiting for an experienced Quantity Surveyor on behalf of our client, a leading company who have various ongoing projects in Ireland, UK and the USA.

This role is based in Dublin, and the successful candidate must have a Quantity Surveying degree, a minimum of 7+ years’ experience in a Quantity Surveying role.

Quantity Surveyor responsibilities include:

  • Responsible for circa. average €100m of Construction Works per annum locally and overseas
  • This involves procurement, planning, sub-contractor negotiation and cost analysis, responsibilities included
  • Preparing tender documentation, choosing appropriate contractors / suppliers to bid and issuing Tender Documentation
  • Analysing Tender Returns, Specifications, Alternative Options and Negotiating Packages
  • Preparing Recommendations for the appropriate Contractor / Supplier
  • Managing Project Costs / Cash Flows / Cost Reports
  • Acting as Project Surveyor on Projects
  • Negotiating Budgets with Internal and External Stakeholders
  • Agreeing Final Accounts  
  • Preparing the relevant Documentation for Tender Pre-Qualification Documents
  • Monitoring of packages on site including remeasures, interim/final accounts and contra-charges etc.
  • Issue Contract Documentation
  • Attend site meetings as a representative of the client
  • Preparing interim payment applications and agreeing final accounts.
  • Preparing and agreeing variations -Project cost monitoring and reporting
  • Cashflow forecasts -Reporting to the Cost Lead
  • Site identification and acquisition.
  • Enter into discussions/negotiations with Landowners, Highways Agency, Planning Authorities and other stakeholders.
  • Pre-acquisition feasibility and viability.
  • Manage the planning process.
  • Coordinate and manage site constraints and risks.
  • Planning and monitoring of the delivery programme within the constraints of the business plan and budget, producing monthly reports for sites under the programme.
  • Tendering, appointment, coordination and payment of professional consultants, reporting monthly against agreed targets and savings.
  • Set budgets, timescales and responsibilities for the design team in appointing consultants
  • Ensuring quality standards are maintained throughout the design and construction process
  • Management of tender technical pack and drawings.
  • Regularly review the development program in line with deadlines, managing any slippage.
  • Ensuring that the contract and legal documentation is in order at all stages and prior to the Operations team handover.
  • Ensuring statutory health and safety procedures are adhered to.
  • Management and co-ordination of the input of the Operations team.
  • Management of the Operations Department requirements and continuous review of specification in conjunction with the Design Department.
  • Maximise the development value of the projects whilst maintaining high level quality design

Quantity Surveyor requirements:

  • Degree of equivalent in Quantity Surveying
  • Relevant experience
