House Buyer – Residential Developer – Watford
Salary: £42,500 – 47,500 (dependent on experience)
A major residential developer is seeking a Materials buyer with strong construction experience to join their team to assist the team with a heavy workload of projects they have kicking off in 2026. This is an excellent opportunity for someone looking to secure a position as part of a dynamic commercial team.
The ideal candidate would be someone with between 3- and 5-years’ experience in the construction industry and solid previous experience as a buyer or assistant buyer.

Responsibilities
- Manage and complete all procurement activities and exercises
- Maintain awareness of new and emerging materials that could benefit the business
- Programme and place orders for materials and plant with Group National Suppliers where applicable, or alternative suppliers, ensuring best value and quality
- Attend internal pre-start and team meetings as required
- Review Architects’ and Engineers’ drawings to identify discrepancies and ensure compliance with material specifications, resolving queries with consultants or the Technical team as necessary
- Confirm that correct and approved specifications are being applied
- Prepare material cost schedules and budgets with associated cost codes for new sites and as required, reviewing costs to ensure budgets are not exceeded
- Compile material enquiry schedules, issue to suppliers for pricing, assess returned quotations, and review supplier programmes prior to placing orders
- Monitor, forecast, and report material cost increases as they occur
- Provide monthly material accruals for site reporting
Requirements
- Steady work history
- Strong construction industry experience (Particularly in the housebuilding sector)
- Previous experience as a Buyer in construction
